TRH Residential Tenant Fees from 01st July 2020

Holding Deposit

Equivalent to one weeks rent. (Annual rent, divided by 52)

The property will be reserved and removed from the market once this figure has cleared in our client account.

The holding deposit will be deducted from the initial move in monies made up of one calendar months rent in advance + 5 week rent deposit.

Should the landlord withdraw from the application the sum will be returned to the named tenant.

Should a tenant withdraw from the application, fail references, not progress in a proactive manner or fail the right to rent checks this sum is nonrefundable.

Move in monies

TRH residential will invoice a named applicant for one months rent in advance. The rent payable could be an increased sum if agreed prior to the tenancy start date. The rental payment will need to be shown in cleared funds in order to release keys.

Late rent

Interest is payable by the tenant of at a rate of 3%above the base rate of The Bank Of England on a daily rate once rent has surpassed 14 days.

Deposit

TRH residential will register your deposits with the Tenancy deposit Scheme - https://www.tenancydepositscheme.com/

The total will not exceed five weeks rent should the rent be less than £50,000 per annum.

The deposit will be charged at six weeks rent should the annual rent exceed £50,000 per annum.

Deposit deductions can be enforced at the end of the tenancy to cover costs such as damage, rent arrears or more.

Early termination – The named tenants will be liable for rent until a replacement is found/secured and will be liable to cover the landlords reletting costs noted in our agreed terms of business. These fees will not exceed that of the remaining balance of rent.

Utilities to be covered throughout a tenancy at TRH Residential

Gas, Electric, Water, Council Tax, TV license.

Safe Agent – TRH Residential are registered members of Safe Agent which is a redress scheme. We are also member of Safeagent which is part of the CML client money protection scheme.
